PORT ORANGE -- A revised proposal to develop a private marina on the
Dunlawton Avenue causeway has so far overcome previous objections from
the Town Center Redevelopment Agency.
In January, the redevelopment agency told developers to scale back
plans for the Intracoastal Oasis Marina on 4.45 acres next to the Seabird
Island mobile home park.
Revised plans discussed in a workshop Tuesday dropped the number of
proposed boat slips from 112 to 102.
Also, all parking would be placed on the project site. A previous plan
proposed off-site parking.
The causeway on the Halifax River presents a postcard-like idyllic
image for the city. But the question of how or whether to redevelop the
causeway has been difficult.
City Council members in March rejected plans to build a 14-story,
264-unit hotel with 70 boat slips on Seabird Island next to the proposed
Intracoastal Oasis Marina. In May, the council reconsidered its denial to
give the developer a chance to revise the project. However, no revised
plans have yet to come forward.
But the new Intracoastal Oasis Marina plan appeared to get a good
reception from the redevelopment board. ....
After watching the Port Orange City
Council meeting of Aug. 18
I had some questions for Gwen Perney,
City of Port Orange,
about the Pavilion shopping center
which is being built on S. Williamson.
She answered thusly:
Hank,
Unfortunately Barnes &
Noble pulled out of the project before they even broke ground out
there, I believe. We still do not have a replacement for Office Depot.
It was supposed to be Best Buy but, we have not heard from them
in close to a year. The discussion at the meeting last night was to
allow one tire store (Firestone) to be located along Williamson closest
to US Foods.
The good news is it sounds
like the theater is coming along and the developer is going to try and
open "The Restaurant District" building in conjunction with the
Hollywood Theaters opening. That will be by this holiday season. The
restaurant building is slated to have "5 Guys Burgers", "Coldstone
Creamery", "Red Brick Pizza", and one other that the name escapes me...
Also, yesterday I met with
the representative from Olive Garden, which will be located closer to
Williamson. He said they are getting close to scheduling a meeting with
us to break ground some time in September. Barring any major set-backs,
they should be ready to open in March or April.

PORT ORANGE -- CBL & Associates Properties
and The Benchmark Group have announced more stores and
restaurants for The Pavilion at Port Orange, including junior
anchors ULTA and PETCO.
The others are Pebble Beach Grill, Payless
ShoeSource and Loraine's Fashion Jewelry and Accessories.
ULTA, which sells beauty products, will
locate in a 10,000 square-foot-store and PETCO in a
13,500-square-foot store.
The
550,000-square-foot-open-air-development will be anchored by a
Belk department store, a 14-screen Hollywood Theater, with
junior anchors Homegoods/Marshall's Megastore and Michaels along
with ULTA and PETCO.
Other previously announced retailers and
restaurants included Alfredo's Restaurant, Rack Room Shoes,
Olive Garden, Red Robin Gourmet Burgers and Visionworks.
The Pavilion is scheduled to begin opening
in the fall.

A POI reader wanted to
know
when the Pavilion
shopping center would
open.
Gwen tells us:
Hank,
As of right now, there will be a staggered opening. The movie theater
is tentatively scheduled to be open by the holiday season. David's
Bridal wants to open by January (the busiest season for buying summer
wedding dresses).
The rest of the center is tentatively scheduled to be open by next
spring.
The opening dates are kind of vague right now but, we'll know more as
construction nears completion.

"There are 2 new medical
office buildings being constructed beside and behind the bank. A
dentist (I don't remember which one) will be occupying a portion of the
building behind the bank. When the buildings are complete, they will
look like the existing medical offices (Radiology & Assoc.) and
Riverside bank. The name of the project is Countryside Commercial
Center PCD (Buildings D & E)".

Pavilion at Port Orange will offer customers a unique shopping
experience with Main Street-style architecture, two-story themed
buildings and extensive landscaping in an open-air,
pedestrian-friendly environment.
A focal
point of the development will be a seven-acre lake surrounded by
numerous upscale restaurants overlooking the water. The
lifestyle center also will feature a community pavilion along
the lake that will serve as a gathering place for residents and
tourists, and a covered children’s soft play area. Curbside
parking will provide
customers with easy and convenient access to the shops.
While the
roster of tenants is still being formed, The Pavilion at Port
Orange is expected to feature a Belk department store,
Marshall’s department store, Circuit City, Home goods, Barnes &
Noble, Joseph A. Bank Clothiers, Red Robin Gourmet Burgers,
Olive Garden, Bonefish Restaurant, Longhorn Steakhouse, Cold
Stone Creamery and many other familiar establishments. Among
them is a state-of-the-art Hollywood Theater multiplex theater
with 14 screens, stadium seating and full digital technology.
The
Pavilion at Port Orange is on 73 acres at the northwest corner
of I-95 at Taylor Road. Williamson Boulevard also will serve as
the main access point to the center.
The Pavilion at Port Orange will be situated in the retail hub
of the market area, which draws from a strong demographic base
in Port Orange, New Smyrna Beach, Edgewater and southern Volusia
County. . . .
DAYTONA
BEACHSHORES -- The road has been a little rough, bumpy and
dusty.
For the past week, an electronic sign positioned at the beach approach on
Dunlawton Avenue has alerted drivers and pedestrians to the four-day closing
of the intersection of South Atlantic and Dunlawton avenues beginning
Monday.
"The Florida Department of Transportation is closing the road and Florida
Power & Light will be going under the intersection and laying down cable,"
City Clerk Cheri Schwab said.
City officials recommend drivers use alternate routes over the next few
days to avoid delays.
The closing of South Atlantic and Dunlawton avenues is part of the
city-approved $30 million project to revitalize the stretch of South
Atlantic Avenue within the beachside community's city limits between Van and
Dunlawton avenues.
This phase of the project will include the placement of utilities
underground and has been the phase that has caused drivers and pedestrians
the most inconvenience. . . . .
Staff is currently reviewing a site plan
for National City Bank to be located at the SE corner of Taylor and Summer
Trees.
In between National City and CNB will be
a future (but city does not have an application for it yet) retail/office
multi-tenant building ~7,400 square feet in size.
